CocoWalk Construction Update

Cocowalk Phase 1 – Renovation of west wing –The new elevator and stairs are open to the public, but there is still work to be done within the tenant spaces.
If you ever visited the old Cheesecake Factory, you might remember that the former patio was enclosed many years ago. We have now removed that old enclosure and are in the process of re-building it with a higher ceiling and more windows to create a light and airy dining room for the new restaurant.
We are nearing completion on the demolition of the existing retail spaces on the ground floor (west side of the courtyard), we intend to add a new breezeway between the existing garage and new courtyard. Soon you will see scaffolding going up on the existing building (west and north sides of the courtyard) as we freshen up the look of Cocowalk (much like we did on the west wing closer to Grand Avenue – around GAP and Chase Bank).
Cocowalk Phase 2 – New 5-story building. Ground floor retail and restuarants, with office on floors 2 through 5. Scheduled completion: Spring of 2020.
The concrete shear wall and elevator shaft are now up to level 5 of the office building, and the steel frame is up to level 4 in some areas. As the steel beams are placed, metal decking will be installed. After all the conduits and reinforcing steel is laid, a concrete slab will be poured on the metal deck. This composite deck will be the structural floor of each level. We recently poured the light weight concrete deck on the third floor. The construction crews are also working on the connections to the existing building. Cinepolis theater will share a fire stair with the office building, that stair can be seen against the wall of the existing building.
A company by the name of Spaces (related to Regus) is going to occupy all of the second and third floors and a portion of the ground floor. We continue to negotiate with other tenants to lease the fourth and fifth floors.
The construction of the new office building will take all of 2019, with completion projected for Spring 2020. Cinepolis, GAP, You Fit, Chase Bank, Hong Kong Café, and the parking garage will remain open throughout the construction project.
Parking – Cocowalk has about 850 parking spaces in two connected garages. Currently about 200 parking spaces are being used for construction re-shoring under the east wing and about 85 parking spaces have been reserved for our construction workers. We have raised our rates for parking and we have had to limit the number of spaces we lease to others. We know parking in the Grove is challenging, and we apologize for the reduction in parking spaces. If you have any questions on our parking policies, please call our property management office.
