Thank you for visiting CocoWalk’s construction update page. Here, you will find the latest updates on CocoWalk’s building progress as we give the heart of the Grove a brand new beat.
CocoWalk suffered little damage due to Hurricane Irma. Expect to see selective demolition and renovation throughout the rest of this year. Most of the west wing scaffolding has been installed, and will remain in place as we apply a new coat of stucco and paint. The scaffolding will remain in place until the west wing nears completion in the first quarter of 2018.
The renovation and new construction at CocoWalk will take place in two phases over two years. The shopping center, theaters, and sidewalks will remain open throughout the day. There will be periodic sidewalk and road closures during some evenings.
CocoWalk Phase 1 – Renovation of west wing – refurbish facade; add one elevator and one stairway. Commence: July 2017. Projected completion: March 2018.
CocoWalk Phase 2 – Demolition of center pavilion and east wing; construction of a new 5-story office building on the existing garage structure. Scheduled to commence: January 2018. Projected completion: June 2019.
Parking – CocoWalk has about 850 parking spaces in the two connected garages. Currently about 100 parking spaces are being used for Phase 1 construction. This equates to about 50 parking spaces for our construction workers, and 50 parking spaces for actual construction (the new elevator and stairs). During phase 1 all of our construction workers are able to park in the garage. During phase 2 (in 2018), construction will need to utilize more spaces for both workers and construction.
Beginning November, 13th, 2017, until further notice the Grand Avenue garage will be closed from 8:00am to 4:00pm. Guests may use the Virginia Street Garage to enter and exit during this time period. The Grand Avenue Garage will open daily after 4:00pm.
We are closely monitoring and cooperating with the City of Miami Capital Improvement Program (CIP) and the Coconut Grove Business Improvement District (BID) on the Grand Avenue Sidewalk Improvement Project. Work has begun near Mary Street and is moving west toward the center Grove on the south side of Grand Avenue. The Grand Avenue Sidewalk Improvement Project is going to improve the sidewalks on both sides of Grand Avenue from Mary street to Matilda Street, including the sidewalk in front of CocoWalk. The Grand Avenue Sidewalk Project is scheduled for completion in the second quarter of 2018.
